Operating proposal · 18 October 2026

A small shop, a clear reason to stop.

Sandwiches Rp75–150k. Coffee and signature drinks Rp40–70k. Street collection, a separate photo position and twelve supplementary seats.

One street composition

Use a recognisable service opening, readable brand name, an original character and coordinated cups/wrappers. The original travelling-sandwich character above is a proposed packaging mark, not a replacement for the duck, bat or robot architectural options. Carry the selected architectural character into the same window and packaging system after concept selection. “Sandwich Club at Maya” is a working title requiring owner/hotel agreement.

READABLE BRAND + CONSISTENT SERVICE OPENINGORDERCOLLECTPHOTOGRAPHKEEP HOTEL AND PEDESTRIAN ACCESS CLEAR

Functional diagram only. It assigns no width, public-space right or measured clearance. Verify the frontage, approach and standing space on site. If three activities cannot coexist, order inside and collect at the street; relocate the photo position inside an approved area.

Order

Show the five prices before the customer reaches the cashier. Customer chooses a signature, compatible bread, sauce and up to two extras. Staff read back the total and issue a collection number.

Collect

Separate paid-order pickup from ordering. Delivery riders collect at the same numbered handover point without joining the photo queue. Keep online-order assembly visible on the production screen.

Photograph

Compose one recognisable view around the customer, window and product. Use face lighting and a small cup/food ledge inside the permitted boundary. Keep the photography standing position outside both the collection queue and hotel entrance path.

Packaging

Repeat the selected character and one distinctive colour on the cup, sandwich band and bag. Include sandwich name, customisations, order number and allergen information. Confirm packaging costs before bulk printing.

American pastrami melt is deliberately named as an adaptation: the three-bread limit does not include traditional rye. “Bánh mì” is labelled Vietnamese-inspired. Protect each recipe’s flavour rather than claiming identical regional authenticity after arbitrary substitutions.

Keep three alternate sauces—Japanese mayo, chilli-lime mayo and herb pesto—alongside each signature’s default. Extras: cheese Rp10k, egg Rp10k and pickles Rp5k. At most two extras; the sandwich ceiling stays Rp150k. No unmeasured upsell revenue enters the forecast. Bread swaps must be portioned and costed before final menu approval.

Source bread and prepared specialty meats. Use a small sourced pastry range for fast purchases. Verify cooked yields, delivered cold-chain costs and allergens. The lean allowance includes sandwich cooking/pressing and refrigeration, but no bakery or smoker. Frying the katsu requires a confirmed exhaust, electrical and cleaning solution; supplier-finished product is the fallback to test if that cannot be provided.

Staffing and service standards

The financial base retains one manager plus six crew; headcount has not been reduced merely because sandwiches appear simple. Quote a roster covering preparation, opening, breaks, peak production, cleaning and leave. At peak, assign order/payment, coffee and food/collection roles with manager relief. Use an order display so customisations reach assembly once.

Paid pilot and commitment gates

Seven consecutive days of frontage observation precede a permitted 21–28-day paid pilot. Count relevant accessible traffic, not every passing vehicle. Separate guests, nearby workers/residents, destination tourists and delivery. Use actual receipts and ingredient costs; no voucher income until there is a funded agreement.

The workbook includes observation and transaction logs with date, channel, purchase type, receipts, discount, actual tax, recipe cost, waste, packaging, fees, timing, quality, obstructions and opt-in anonymous repeat codes. Record explicit zero costs where appropriate. Preserve the distinction between no observation and zero sales.

Compare measured daily contribution against monthly fixed costs divided by trading days. Use a 20% contribution buffer as a proposed screening allowance, not an owner-approved investment hurdle. Report repeat local demand by cohort: local first-time buyers in days1–14 returning by day28. A proposed 20% repeat screen is a hypothesis to evaluate, not a published market benchmark.

Proceed only after the user accepts the return implied by the verified costs and demand. Renegotiate rent, prepayment and fit-out grace where contribution is adequate but capital recovery is weak. Reject this site if the necessary access or credible demand cannot be established. Late-night sales remain an independent, unapproved option.

Before spending

Obtain written frontage, signage, collection, queue and alteration rights; surveyed leased areas; utility and exhaust capacity; tax invoice examples; deposit, escalation, rent start and exit terms; two supplier/equipment quotations; and written pilot permission. No field observations, supplier quotes or permissions are represented as completed.
