01 / THE OPPORTUNITY

The warmth of a bakery.
The ease of a garden.

The hotel’s black shell becomes a frame for warm timber, layered planting and visible pastries. The pool sets the atmosphere; the small side street gives takeaway its own address.

01

Keep the character. Add warmth.

Retain the pool glazing, structural piers and black ceiling. Timber, a planted canopy and warm layered light make the small room feel inviting.

02

A bakery people can recognise.

A sculptural takeaway portal, visible pastries and a small mascot portrait make a composed street frontage. Collection and photography have separate positions.

03

A compact service model.

Partner pastries with on-site finishing, coffee and a concise mix-and-match brunch menu. The existing kitchen remains in the room labelled “OFFICE” on the drawing.

02 / FOUR WORLDS / TWO VERSIONS EACH

Four distinct worlds.
One carefully planned room.

Both options use the same approved shell, counter footprint, two shared tables and twelve indoor seats. Choose the atmosphere without changing the plan.

A1 / THE BOTANICAL NEIGHBOURHOOD BAKERY

Honey timber. A softer morning.

Denser honey-timber ceiling rafters, layered vines and ferns, woven lights and a small smiling bun. An inviting neighbourhood bakery within Maya’s existing black shell.

The simple smiling bun mascot

A small smiling bun, used as a sculptural bakery seal.

Every room view comes from its corresponding editable model. Confirmed room sizes and accepted seating are retained; unmeasured openings, ceiling height and site details remain provisional.

A1 selected.

03 / THE SIGNATURE CEILING GARDEN

Green above.
A glow between the leaves.

Two suspended timber gardens bring planting across the ceiling. Vines, fern cascades and larger leaves form layers around concealed halos and softer underside light.

Planting at three heights.

A sculptural entrance grove, foliage at the glazing and a fuller overhead canopy. Timber screens and fluted planters give the leaves a crafted backdrop.

Light with depth.

Six independent zones separate pendant ambience, ceiling halos, plant accents, joinery, service and the façade. Explore the relative dimming levels in the 3D room below.

Designed for maintenance.

Removable decorative planting overhead, with living plants in contained daylight pockets. The approximately 2.40m headroom target, AC gaps and fixings need site coordination.

04 / A STREET-SIDE BAKERY ADDRESS

Come for the coffee.
Remember the little shop.

A broad leaf-shaped timber portal, an oat recess and a separate bun portrait. The takeaway opening stays aligned with the approved service return.

PRODUCT / SERVICE / CHARACTER

One clear service point.
A separate photo moment.

Pastries sit prominently beside ordering and collection. The mascot sits beside the opening so photography can happen without occupying the service hatch.

The approximately 1.25m hatch is a conditional glazing alteration. Retained piers, shade, rain protection, security and night visibility are represented; final details require technical review.

05 / THE APPROVED FLOOR PLAN

Twelve places to sit.
A clear route through.

Two 5.80 × 0.60m high tables run along the pool and street glazing. Six stools at each table leave a nominal 1.20m central aisle between occupied-seat envelopes.

Pool + street seating.

The shared-table arrangement is retained in both designs. Indoor capacity is twelve; no pool-deck seating is counted.

Keep the connections.

The kitchen and toilet are reached through the passage. There is no assumed direct kitchen opening behind the bar. Hotel circulation stays part of the plan.

Keep estimates visible.

Main room 10.8 × 4m; kitchen 4.7 × 2.4m. Labelled rooms total 58.8m² before storage and passage, so the drawing’s 60m² total still needs reconciliation.

CONDITIONAL / SHARED OR PUBLIC PASSAGEStreet-facing perch tables

Up to three removable two-person perch modules are proposed along the small side street. They are excluded from confirmed capacity. Occupied furniture plus a 1.20m walking route need approximately 2m usable depth; the owner estimates only 1–2m.

Two tables create more space along the frontage; they require the same depth as three. Omit seating if measured space and permitted use do not support it. Projecting shade is also conditional.

06 / WALK THROUGH THE DESIGN

See how it fits.
Change the atmosphere.

Orbit the actual model, inspect the ceiling and seating, switch layers or adjust six lighting zones. The same room geometry underpins the views above.

Lighting controls show relative output. Smooth 0.1–100% hardware dimming, worktop illumination and driver compatibility require supplier demonstration and electrical design.

07 / A SMALL KITCHEN, A FLEXIBLE MENU

Mix, match.
Make it your morning.

Variety comes from shared components, supported by partner pastries and on-site finishing. Keep the food program compact enough for the existing kitchen.

Illustrative menu architecture. Recipes, allergens, holding conditions, supplier costs and prices remain to be validated.

08 / REFERENCE TO OUR OWN IDENTITY

Learn from the favourites.

The references inform the storefront, communal experience and atmosphere. They do not establish demand, footfall or future sales for this site.

Rp40m/ month rent

Takeaway belongs in the core business.

Twelve indoor seats make coffee and pastry takeaway important to the business model. Rent, deposits, working capital, permits and pre-opening costs remain separate from the fit-out figures.

Total opening cash, separate dine-in/takeaway sales, operating costs, break-even and downside/base/upside cash payback follow supplier quotations and commercial assumptions. No guaranteed return or payback is presented.
